Abstract

The theory of gentrification processes posits that political and economic actors strategically target degraded neighborhoods in city centers. Typically, these processes initiate in the housing market and gradually extend to other sectors, such as retail. However, the emergence of platform capitalism has disrupted this sequence, allowing tourist gentrification to coexist alongside or even precede commercial and residential gentrification. This article presents a comparative analysis of the transformations occurring in two neighborhoods in South Europe, namely I Quartieri Spagnoli in Naples and Lavapies in Madrid, which share similar characteristics. By examining the demographics, architectural landscape, and adopted urban policies, the comparison highlights the parallels between these phenomena. Special emphasis is placed on the morphological aspects and central urban location of both neighborhoods. These case studies shed light on the unique dynamics that Mediterranean cities face in an ongoing struggle imposed by globalized tourism on their urban economies.
